Driveway and patio coatings inSpokane, Washington.
Spokane concrete has age on it. South Hill driveways poured decades ago, downtown-era walkways, patios that have taken decades of magnesium chloride. We restore the surface and coat it with a system the original builders would have used if it had existed.
Mag chloride is eating Spokane driveways.
The deicer Washington sprays on the roads is effective on ice and brutal on concrete. It tracks in on tires all winter, and older slabs absorb every drop. Coated ones do not.
- 01
Sealed against deicer
Magnesium chloride attacks the cement paste in bare concrete and accelerates spalling, which is why so many Spokane driveways shed gravel every spring. The polyaspartic topcoat is chemically resistant, so deicer, road salt, and oil sit on top until they rinse away. The slab stops aging the day we coat it.
- 02
Restoration before coating
Older concrete from Mead to Cheney usually needs real prep, and that is the part most coating failures skip. We diamond-grind past the weathered surface, fill cracks and joints with polyurea, and repair spalled sections before any coating touches the slab. Good prep is why the warranty means something.

Licensed across the line
We are fully licensed in Washington and our crews cross the state line every working day. Spokane is 34 miles from our shop, close enough that we take small jobs and big ones alike, with no job minimum. You get the same in-house crew that coats floors in Idaho, on Washington paper.
Built for outdoors.
Exterior coatings in Spokane run from Airway Heights ranch driveways to Liberty Lake patios, and the constant is weather. We schedule outdoor installs around temperature windows because cure chemistry does not care about your calendar. Polyaspartic is the only material we would put outside here: it cures fast enough to beat a shifting forecast and stays flexible through Inland Northwest freeze-thaw instead of going brittle like epoxy.
The finish is yours to pick: 13 flake blends or more than 1,700 silica colors, with samples laid on your actual concrete so you see them in your light, not a showroom's. The estimate is free, the measure happens on site, and the price comes fixed and in writing. Residential exterior work carries our lifetime warranty. Veteran-owned, in-house crews, no subcontractors on your property.
- UV-stable outdoors: full sun will not yellow or chalk it
- Sheds road salt, deicer, and snowmelt instead of absorbing them
- Flake or silica broadcast adds real wet-weather slip resistance
- Drive on it again in about 72 hours

One crew, one day, most floors.
The same process on every slab we touch, whether it is next door or across town.
- 01
Repair and grind outside
Exterior slabs usually need work first: polyurea in the cracks and joints, spall repair, then a full diamond grind of the surface.
- 02
Base and broadcast for grip
The polyurea base coat goes down and flake or silica is broadcast to refusal, building in the texture that keeps wet concrete walkable.
- 03
UV-stable topcoat
The polyaspartic topcoat is built for full sun and freeze-thaw. Walk on it the same day, drive on it in about 72 hours.
Driveway and patio questions in Spokane.
My driveway is from the 1960s and looks it. Is coating even possible?
Usually, yes. Age matters less than structure. If the slab is sound, we grind off the weathered top layer, rebuild spalled spots, fill cracks with polyurea, and coat over healthy concrete. South Hill is full of mid-century driveways, and most of them qualify. If a slab is structurally done, we say so at the free measure.
Will winter deicer damage the new surface?
No, and that is half the point. Magnesium chloride, rock salt, and traction sand are exactly what this system was built to face. The topcoat resists deicer chemistry, so mag chloride and salt sit on the surface instead of soaking in. Rinse it in spring and most of that chemistry goes down the drain, not into your slab.
Are you actually licensed to work in Washington?
Yes, fully licensed in Washington state, and our crews work the Spokane side daily. This is not an Idaho outfit making an occasional exception: the west side of the line is standard service area, no job minimum. Call 208-500-1043 with questions, or check our license before we ever show up.
How grippy is the finish on a wet patio?
Grippier than the smooth concrete it replaces. Texture comes from flake or silica broadcast to full refusal, so it runs through the finish rather than sitting on it. Rain, snowmelt, or pool splash, footing stays predictable. Texture level is adjustable per area: more on steps, standard on the patio field.
When can I park on the driveway after installation?
Vehicles at about 72 hours, foot traffic at about 8. We do not shortcut that, and we schedule installs when the temperature supports a proper cure. If a cold front is moving in, we move the date rather than deliver a compromised surface. You will know the plan before we start grinding.
